Rebuilding Is Only Half the Story

Alternative accommodation: the hidden exposure in high-value property claims

Alternative accommodation is one of the most underestimated aspects of private clients property risk.

In high-value homes, reinstatement following a major loss often takes far longer than clients expect. Bespoke materials, specialist labour, planning requirements and supply constraints can extend rebuild timelines significantly. For homes with listed status, timeframes can become further extended due to the need to obtain listed building consent and involve local authority conservation officers throughout the process.

Bespoke homes mean bespoke timelines

Every element of a high-value home tends to be tailored - from stonework and joinery to imported finishes and custom installations. That level of individuality brings complexity when reinstatement is required.

Lead times are rarely measured in weeks. They are often measured in months. In

some cases, years.

Where listed buildings are involved, approvals and oversight can further extend timescales. What initially appears to be a straightforward rebuild can quickly evolve into a prolonged restoration project.

Comparable living standards come at a premium

If the home is rendered uninhabitable during this period, alternative accommodation becomes more than simply finding somewhere else to stay.

Private clients may require comparable space, security, location, schooling access, pet accommodation and, in some cases, staff arrangements. Maintaining lifestyle continuity matters. So does proximity to work, schools and community.

These requirements can drive costs well beyond standard assumptions.

The risk of underestimating time

Alternative accommodation can become one of the largest elements of a claim, particularly where rebuilds extend beyond initial estimates.

Without adequate provision, clients may face difficult compromises at an already stressful time. What begins as a property claim can quickly become a lifestyle disruption issue.

Time is the variable that changes everything.

Protecting the client experience, not just the property

For brokers, early conversations about lifestyle expectations during a loss are critical.

Alternative accommodation is not an optional extra. In the context of high-value homes, it is a core component of resilience and client experience.

Did you know?

If alternative accommodation needs to be arranged as part of a claim:

  • Executive Home provides cover for up to 5 years.

  • Executive Home Plus has no time limit.

Under both policies, the provision extends to the insured and permanently resident family members, as well as resident domestic carers, nannies, au pair helpers, domestic pets and horses where necessary.

Because in private clients risks, rebuilding is only half the story.
